Do tenants normally pay commission for office leasing?

For many landlord-listed commercial spaces, the landlord pays the appointed agent’s commission. Tenant-paid fees may arise in specific situations, such as when a tenant appoints an agent to source a replacement tenant or where the landlord does not practise paying an agency fee. Any such arrangement should be disclosed and agreed before the service starts.

What does “as-is” takeover mean?

Existing fixtures such as rooms, built-in cabinets and pantry installations commonly stay in their present condition. Movable furniture may change and should be specifically agreed.

Does taking over a fitted office remove reinstatement obligations?

Not automatically. Market practice commonly requires the tenant to reinstate at lease expiry unless the lease or landlord expressly allows a different handback arrangement, or an incoming tenant accepts the premises on an agreed basis.

How long is a typical office lease?

Three-year terms are common for conventional offices, though shorter or longer terms can be considered depending on building, unit, landlord and commercial terms.

What should a strata-office buyer look at beyond price?

Consider tenure, approved use, layout efficiency, building management, access, achievable rent, tenant demand, vacancy exposure, maintenance, financing and building-specific transaction evidence.
