Fitted Office Takeover: What “As-Is” Really Means

A fitted office can save significant time and cost, but the handover details need to be clear.

Fixtures and fittings differ

Built-in rooms, cabinets, pantry installations and other fixed elements commonly remain when an office is taken over as-is. Movable furniture is more likely to be subject to a separate agreement.

State the intended takeover early

If an incoming tenant wants the existing fit-out, that intention should be communicated before the outgoing tenant or landlord commits to reinstatement.

Takeover fees are not automatic

In many transactions there is no takeover fee because the outgoing tenant may save reinstatement cost. Any furniture or payment arrangement should be clearly documented.

Reinstatement still matters

Taking over someone else’s fit-out does not automatically remove your future reinstatement obligation. Check the lease and handback provisions.
